Wenatchee's New Listings Tour

Every Wednesday is "tour" day of us realtors in the Wenatchee real estate market.  Just about every market has these tours (called caravans in some places), but they're on various days.  Tour day is when we go out and see all the newest listings other agents have listed in the last week or two.   Today we have 11 homes on tour in Wenatchee and East Wenatchee.  This is fairly typical in our market.  We often have more (up to 20), and sometimes less.   Sometimes, if a home has been on the market a while, the realtor puts it on tour for the second time to refresh our memories.

Today we have homes from a low of $136,900 ( a 1242 square foot rambler in Malaga, built in 1987)  to a high of $349,900... a 3560 square foot home on 3.36 subdividable acres.  The home is promoted as being licensed as an assisted care adult family home.  This indicates income potential and creates more value.   The zoning for the acreage is "LR", low density residendial.    Preliminary work shows the property would be approved for up to 4 units per acre and/or 22,000 square foot lots.  This approval is based, in part, on Health District factors relating to how the land "perks" for an effective septic system, since there is no sewer in this area.  I do not know how many bedrooms per unit has been approved.   

If you are paying close attention, I mentioned the property had been approved for 4 units per acre and/or 22,000 square foot lots.  An acre is 43,560 square feet, so you could only get just under two lots per acre (6 full lots for the entire acreage).  With the 4 units per acre scenario, though, you could get 24 units on 6 (22,000 square feet) lots.  This tells me the highest and best $$$ use for the land is probably going to be to put some sort of multi-family units (meeting low density regulations) instead of  single family residences.
