Today's Wenatchee real estate "hot" sheet
I get my MLS info online, instead of from a downloaded database. I prefer this because the info is always current, as compared to the downloaded database which is only updated once a day from the master computer. At any given moment I can pull up what we call a "hot sheet", which is a list of all listings that have had changes made to them in the last 24 hours, 3 days, 7 days, etc. I thought I might give you an overview occasionally so you can kind of watch the trends of what our activity is like. For example, the hot sheet for the the last 24 hours shows:
16 new listings
( 7 lots and/or acreage, & 9 residential listings)
5 properties went "pending"
9 properties changed from "pending" to "sold"
This seems to be quite typical for what is going on right now in the Wenatchee real estate market and surrounding areas. I've noticed for quite some time now that a sizeable percentage of the new listings are lots and/ or acreage. Some of the acreage is subdividable for development and some of it is "goat" country with, perhaps, one section conducive to building a residence and/or other outbuildings. Some days we may see 40 building lots come on the market at once. This is usually a developer releasing a certain percentage of lots for immediate sale. For the most part, these are sold to people who want to have a new home built right away but, occasionally, people will buy them to hold for later use.
