Wenatchee: Median Sales Price Up 32%

Here is the latest statistical information available on the current state of the Wenatchee real estate market.


The median sales price of a home in Wenatchee is up 32% from this same time last year....
   $177,323 to $233,250.


The average sales price for a home is up slightly less at 20%...
   $217,050 to $259,665.


Does the difference in "average" and "median" confuse you? 


Median means there are an equal number of home under and over a given price.  So, there are an equal number of homes sold under $233,250 as over that same number.


Average, on the other hand, means just that.  You take all the home sales and add the dollar volume up and then divide by the number of homes sold.   


The median price is generally lower because the average, in the Wenatchee real estate market, is distorted by the high end homes.

Interesting inflation.
I know everyone is clammoring for more "affordable homes".
Lets say we want to build one. for the low 200K market.

We'll pick a the smallest in town lot zoning will allow. How about one on 5th and Jennifer?
115K for 10,000 sq ft. Have you seen that?
Our budget is shot already.

Mr E. Isn't that insane? It's happening because developers are paying the sky high prices and now every land owner has stars in their eyes. I think we must have a shift to affordable condo development for the budget minded. Most families want a single family home but, with current pricing structures, the condo association life may not be such a bad alternative.
