Don't Disappoint Yourself
Saturday my assistant, Shelley, and I held an Open House. Traffic was slow but we had some people show up 4 minutes before time to close up and go home. We didn't mind though because they seemed very interested. Another agent had sent them, and we were happy to show them around.
Turns out they went back to the agent who had sent them and wrote up an offer. It was substantially below the asking price. This didn't bother us because we know this is part of the game played in real estate. We countered at what we thought was a reasonable concession but still substantially above their original offer. We were still a long way apart.
We waited for a reply, which we finally received this morning. Turns out the people don't even qualify. Why would someone go shopping for homes if they don't even know if they qualify. Isn't that just setting themselves up for disappointment?
I always recommend buyer prospects get pre-qualifed before going home shopping.
