Wenatchee Real Estate: Market Report First Half 2007

173989-898701-thumbnail.jpgAs we move into the second half of 2007, it's a good time to review homes sales activity from January thru June of this year.  Yesterday I did a condo summary.  Here is a statistical summary of real estate activity on single family homes in the Wenatchee Valley.  These numbers are comparisons to the same (January-June) period of 2006.






Wenatchee single family homes:
New listings are up 23% (365/449)
Number of closed sales down 17% (283/233)
Average sales price up 30% ($212,071/$277,243)
Sale price to list price within 1%


East Wenatchee single family homes:
New listings are up 18% (277/328)
Number of closed sales up 1% (219/222)
Average sales price up 20% (224,457/270,521)
Sale price to list price within 1%


Cashmere single family homes:
New listings are up 83% (54/86)
Number of closed sales up 42% (14/20)
Average sales price up 16% (258,443/301,308)
Sale price to list price within 1%



Leavenworth single family homes:
New listings up 13% (29/54)
Number of closed sales down 23% (69/53)

Average sales price up 21% ($299,898/363,094)
Sales price to list price within 3%


Observations:

In general, inventory appears to be up and closed sales down over the same period last year.  Although prices are up dramatically, I think the prices are now stabilizing.   



Part of what is pushing the average sales price statistic up is the lack of inventory in the affordable home range.   With land becoming so expensive builders cannot afford to build the  "starter" homes.  Perhaps the increased availability of condos will allow ownership to still be attainable to the first time home buyer, while builders feed the baby boomers and those "moving up".   Current condo inventory ranges in price from $99,900 - $540,000 in the Wenachee market. 


We have a strong and diverse economy and, in my opinion, it is highly unlikely there will be a downturn in prices.  We will see a much needed stabilization.  The condo trend should help take some pressure off of the demand for single family homes in the Wenatchee area.
