Wenatchee Homes Sales: Market Activity Summary
If you're curious about overall market activity in the Wenatchee and East Wenatchee market areas, here is some information for you. This information is for Wenatchee and East Wenatchee only. It does include Malaga in Chelan County and Rock Island in Douglas County, but not Cashmere, Leavenworth or Waterville.
Single family homes:
Currently for sale 420
Sold last 30 days 62
Percent of inventory sold last 30 days 15%
Manufactured and Mobile Homes
Currently for sale 41
Sold last 30 days 12
Percent of inventory sold last 30 days 30%
Condos
Currentlyfor sale 62
Sold last 30 days 3
Percent of inventory old last 30 days 4%
What do these numbers tell us? Statistics can be deceiving and you kind of need to be "in" the market on a daily basis to fully understand what is happening.
Overall, closed sales for the last 30 days were about 14% of the total inventory.
Manufactured and mobile homes led the way at 30% and, I suspect, this is because they fall in the "affordable" category.
Condos (at 4%) are not selling as briskly as they should for the inventory available. Many home shoppers still want the American dream of a home and land... but reality may set in and the acceptance of condos as a first home may increase. There are several under construction condos Pending, and most of these are to the retired and baby boom sector (not first time home buyers). These do not fall into the "affordable" housing category that I think of for first time home buyers.
Single family homes (at 15%) are right at the market average rate of sales. What these statistics don't show you is the acitivity level per price range. That can be fodder for another post but I can tell you homes priced at over $300,000 are selling at a much slower pace than those in the lower price ranges. Overall, mobiles and manufactured housing is bringing the average up and the condos bringing it back down.
For the purpose of explanation, I define the difference between "mobiles" and "manufactured" housing as follows: "Mobiles" are manufactured homes on leased land. "Manufactured" homes are manufactured homes that include land with the sale. Not all agents categorize these as I do so it is difficult to get accurate individual statistics for mobiles and manufactureds without reviewing every single listing.
All that being said, and considering the gloom and doom reported in the national media, our market seems fairly healthy... in spite of the seasonal slowdown, tigtening of financing and other factors.
With the strength and diversity of our local economy, I anticipate somewhat slow activity during the winter and another surge in the Spring. Because of this, between now and late winter will be a great time to buy as motivated sellers reduce prices to compete with other inventory and to sell as quickly as possible.

Well, Wenatchee is on another list...
this one put out by the National Geographic.
In the last year, Wenatchee has had the
distinction of being put on several "top" lists, including:
Named Safest City in Washington State
Named #1 Appreciating Real Estate Market in the Nation
Named a Top "Green" City
Now, the National Geographic has put Wenatchee on their list of top 50 "Adventure Towns". According to a front page article in our local newspaper, The Wenatchee World, this newest list is supposed to identify the "best mountain, urban, coastal, wilderness and small towns where you can live the adventure dream daily". Wenatchee was listed in the Top Mountain Towns category. Hood River, Oregon was also included in this list. We ARE a recreational mecca, enjoying about 300 days of sunshine, and our paradise is certainly no longer a secret.

Stoney Court Condos: The first of seven buildings to be constructed.On my Wenatchee Condo News blog I have posted a year-over-year market summary of condo listings and sales data for Wenatchee, East Wenatchee and Leavenworth.
The picture to the left is the first building, of 7 to be constructed, at the Stoney Court Condominium development. I think this is a good pre-construction development to consider buying into.

Wenatchee Home Prices Rising Dramatically

Rising Home Equity Is A Wonderful Christmas Present!I've been talking about it for months, and the latest statistics out indicate home prices in the Wenatchee area are rising faster than previous forecasts. Our appreciation ranks 5th in the entire nation for the first three quarters of 2006.
Despite some cooling, according to an article in the week-end edition of the Wenatchee World newspaper, home prices have increased 22% since the first of this calendar year. Earlier forecasts were in the range of 16%.
What is fueling the growth? Aside from the flurry of baby boomers choosing Wenatchee as a retirement and second home destination, our strong and diverse economy should support long term stability, and a strong housing market.

Wenatchee Real Estate: 2005 Home Sales Summary
Below is a summary of the Wenatchee area home sales activity for the entire calendar year of 2005.
The following summary includes: Wenatchee & East Wenatchee (including Malaga and Rock Island)... Cashmere, Leavenworth... with Peshastin and Monitor included as well. This overall summary is of ALL homes sold, including mobiles (on leased land), manufactured (with land), condos and standard single family residences.
Wenatchee / East Wenatchee homes sold
Total # Homes Sold: 1246
Average Selling Price: $185,569
Average # Days on the market: 98
The least expensive homes were older mobile homes on leased land. These homes fit well for people who are on a very limited income. In many cases they can get a very comfortable home for much less than they would pay for rent. Even though they don't buy the land, it's still a more financially attractive option to renting.
The overall price average doesn't have any particular meaning, because it is an average of every single sale (high and low). There were 58 homes sold under $100,000. The most active price range was $125,000 - $200,000 with nearly an equal number of homes sold in the $125,000 - $150,000 range (182) as the $150,000 - $175,000 (180).
Cashmere area homes sold:
Total # Homes Sold: 77
Average Selling Price: $187,412
Average Days on the Market: 94
Again the least expensive were mobiles on leased land, the least expensive of which were $12,000 & $14,000 located in the Dawn Lee Mobile Home Park on Kimber Road. Otherwise, there was no concentration of sales in a particular price range. Prices ranged from the low of $12,000 to a high of $475,000 for a home on Majeska Lane.
Leavenworth / Lake Wenatchee area homes sold:
Total # Homes Sold: 264
Average Selling Price: $241,954
Average Days on the Market: 121
As with the Cashmere real estate market area, the Leavenworth and Lake Wenatchee real estate market areas did not have a concentration of sales in a specific price range... but were spread from a low of $10,000 to a high of 1,254,999.

Wenatchee Real Estate Activity
Since returning from Europe last week, I've noticed a bit of a slow down in the Wenatchee real estate frenzy... BUT there is still good activity on well priced listings. We are not getting as many showings on each listing but there is still activity and qualified buyers shopping.
As we move into the winter months people tend to have the impression there won't be much buying activity. This isn't necessarily true. There may be somewhat of a slowdown, but there is always buyer activity throughout the winter months. I still have a consistent flow of inquiries through my website, which is an indication of general interest. Interest rates are still very attractive, so that shouldn't be a factor in slowing down sales of real estate in the Wenatchee Valley or North Central Washington. According to studies, Wenatchee real estate is still a very affordable option compared to the rest of the country.
If you do have a home to you are considering selling, winter is actually a pretty good time to list because there is generally less inventory, meaning less competition for buyers. As we move into Spring, we always notice a surge in inventory creating more competition among home sellers... and more choices for buyers.
